To integrate the new residential complex into the existing environment and comply with all regulatory requirements, the architects proposed several bold and original solutions:
1. Going underground: The height restriction suggested the idea of placing public spaces – shops, a fitness center, and cafes – below ground level. This not only allowed the project to fit within the 15‑meter limit but also created a unique space with a special atmosphere.
2. Deepening the territory: The location of residential apartments on the ground floor required a special approach to ensuring the psychological comfort of the residents. To separate them from the hustle and bustle of the city and create a sense of privacy, the surrounding area was lowered to a level of -3.000 meters relative to ground level.
3. Landscaping with a height difference: The height difference, which arose as a result of the area being lowered, became not a problem but an opportunity to create a unique landscape design. The slopes were used to create terraces, walking paths, recreation areas, and green spaces, which transformed the area around the house into a real park.
